There were just 62 residential properties sold in Laois during September according to the Property Price Register, 62% less than the 2023 figure of 163.
It is a massive decline also on the 112 properties sold in August and brings to an end four consecutive months of year-on-year increases which began in May.
The 62 Laois properties sold in September is the lowest monthly figure since February (the shortest month of the year).
In total, there was approximately €16.5 million spent on houses in Laois this September – almost €10 million less than August and close to €30 million less than September 2023.
The average price for a house in Laois was €266,350 this September, down almost €10,000 on the average price from this time 12 months ago of €275,000.
It is the first time in 2024 that the average house price has fallen bellow the 2023 comparative figure.
Time will tell if the September figures are an anomaly or if the housing market in Laois has fallen off a cliff.
The most expensive property was 18 Carriglea, Killenard, which sold for an eye-catching €695,000, followed by a €550,000 sale in Eyne, Portlaoise.
Five houses broke €400,000 barrier, including a house in Mountmellick that went for €475,000; houses in both Graiguecullen and Stradbally that went for €450,000 each; and two houses in Portlaoise.
A further 12 houses broke the €300,000 barrier, with the total number of houses above this figure at 19.
This represent 30% of the total houses sold in September, down from 42% of houses that broke the €300,000 barrier 12 months ago.
There can be some anomalies in the figures on the Property Price Register but it is regarded as the most accurate barometer of activity on the residential property scene in Ireland.
