Property: 40 acres in Rosenallis sells for more than €500,000

Forty acres of land in Rosenallis was recently sold for €505,000 by online auction by Hennessy Auctioneers.

The 40 acres (33 acres of grassland and 7 acres of forestry) at Rosenallis was guided at €475,000 before the auction.

There were four registered bidders for this property with the land opening at €250,000. By the end of Round 1 it stood at €370,000 after some steady bidding by four different bidders.

After a further three rounds of bidding the property stood at €475,000 and at this stage it was put on the market

Two bidders fought it out and the hammer finally fell at €505,000 (€12,625/acre) to a local farmer, €30,000 above the guide price.

Meanwhile, Hennessy Auctioneers also sold 15 acres, in two lots, just across the border in Killeen, Kildangan, Co Kildare for €310,000.

This was a 67-acre farm holding which was offered for sale by online auction in three different lots:

Lot 1 was circa 6 acres of arable land; Lot 2 was circa 9 acres of arable land; Lot 3 was circa 52 acres of old pasture land in need of drainage and reclamation

There was considerable interest in the smaller lots, 1 and 2, which sold at €108,000 (€18,000/acre) and €202,000 (€22,444/acre) respectively.

Lot 3 went unsold at €270,000 and it is currently for sale by private treaty. It was guided at €350,000 prior to the auction.
