There were 80 residential properties sold in Laois during October according to the Property Price Register, 28% less than the 2023 figure of 111.
It is the second consecutive monthly decline, although not nearly as severe as the 62% drop seen in September.
In total, there was approximately €17.5 million spent on houses in Laois this October – €1 million more than September, but over €10 million less than October 2023.
The average price for a house in Laois, however, has fallen off a cliff, dropping from €266,350 in September to €218,750 in October.
The year-on-year figures also show a significant fall in the average house price, down almost €31,000 on the figure from this time 12 months ago of €249,550.
Three houses broke the €400,000 barrier, with a further 26 properties breaking the €300,000 barrier.
This represent 36% of the total houses sold in October, up from 26% of houses that broke the €300,000 barrier 12 months ago.
The most expensive property in Laois during the tenth month of the year was in Ashton Manor, Portlaoise, selling for €452,500.
Next was the €406,000-purchase of The Moorings in Fisherstown, Ballybrittas, followed by a house on Main Street in Stradbally which fetched €400,000.
A large piece of land in Kilbricken, Mountrath, sold for €384,000; while Ballyshonoth House in Clonanny, Portarlington, and a home in Campclone, Ballyfin, each sold for €380,000.
A property in Sruth na Ghleanna, Killeshin, and another in Cedar Avenue, Foxburrow, Portlaoise, were both purchased for €378,855.
There can be some anomalies in the figures on the Property Price Register but it is regarded as the most accurate barometer of activity on the residential property scene in Ireland.
