A well-known Laois property has sold for over half a million euro, more than a year after it first went on the market.
Bed and Breakfast, Delaney’s Roadhouse in Ballintogher, Ballybrittas was recently aquired for €550,000.
The Roadhouse has been a family-owned business since it was opened in July, 1963 by by Mary and Michael Burke.
Their traditional home cooking made the it a favourite stopover for many people travelling to and from Dublin on what was then the main road.
Tom and Alice Delaney bought the Roadhouse in 1998 and it fast became known as Delaney’s Roadhouse.
The property includes a licensed restaurant, Bed and Breakfast, and a residential area on approximately 5.5 acres.
It is located on the Old Dublin Road (R445) approximately 2km from Ballybrittas and 4km from Monasterevin.
There is a fully fitted commercial kitchen; and the 26-seater restaurant has additional seating for 12 in an adjoining section.
Seven rooms are allocated for Bed and Breakfast – all of which are en-suite, with a TV/sitting room for guests.
Two rooms are self contained, with bedroom, shower room, and a kitchen/living area.
The residential space includes a kitchen and dining area, and a spiral staircase up to office area.
There were 92 residential properties sold in Laois in April according to the Property Price Register, a marginal decrease on the 2023 figure.
It is the fourth consecutive monthly decline in Laois property sales, with the first quarter of the year suffering a significant a drop-off in activity.
Delaney’s Roadhouse was the most expensive property sold, going for almost double the average price for house in Laois, which stands at approximately €240,000.
