Full list of properties sold in Laois during April, as average house-price remains below quarter of a million euro

There were 80 residential properties sold in Laois in April according to the Property Price Register, a marginal decrease on the 2023 figure.

Last April saw 95 homes sold, just 9% more than this year.

It is the fourth consecutive monthly decline in Laois property sales, with the first quarter of the year suffering a significant a drop-off in activity.

The figure for April 2024 is slightly skewed, as the top-selling property listed was actually for twelve houses, all under one sale.

Houses 120 to 131 in Clonroosk Abbey, Portlaoise were sold for a combined €2,824,792.95 on the last day of the month; approximately €236,900 per unit.

That would bring the true figure for the month to 92, almost identical to the 2023 figure.

Of the houses sold this month, 30 broke the €300,000 barrier, with four of those exceeding €400,000, and one exceeding half a million.

The most expensive property in the County was sold for €550,000 in Ballintogher, Ballybrittas – the well-known Bed and Breakfast, Delaney’s Roadhouse.

The property had been on the market for over a year.

The four houses that went for over €400,000 were sold in Elderfield, Castletown; Rushin, Mountrath; and numbers 31 and 34 De Vesci Hill, Abbeyleix.

Other houses at the top end of the list include a house in Sruth Na Ghleanna, Killeshin that went for €385,000; two properties in Rinuccini Court on the Dublin Road in Portlaoise that went for €375,000 each; and a house in Rockview, Portlaoise that sold for €361,233.

These 30 houses represent over 32.5% of the total houses sold, up from 23% of houses sold in April 2023 that exceeded the €300,000 barrier.

Overall, there was over €22 million spent on houses in Laois this April – about €1.5 million less than 2023.

The average price for a house in Laois was €241,000 in April, in line with the average price from the first quarter of the year.

However, it is down from last year’s average house price of €248,000 in April, representing a 3% decrease year on year – the first time that has happened in 2024.

There can be some anomalies in the figures on the Property Price Register but it is regarded as the most accurate barometer of activity on the residential property scene in Ireland.
