There were 46 residential properties sold in Laois in the second month of the year according to the Property Price Register, a significant decrease on the 2023 figure.
Last February saw 82 homes sold – almost double that sold in 2024.
The fall of 44% is second consecutive monthly decline in Laois property sales, but is almost double the 28% decrease in sales figures from January 2024 to January 2023.
That decrease is even more drastic when delving deeper into 2023’s figures, where the official figure of 82 properties is more accurately counted as 124 as one of last year’s sales saw 43 properties in The Springs, Kilminchy sold in a one-off sale worth €11.7 million.
When taking this into account the true figures show a decrease in sales of 63% from February 2024 compared to the second month of last year.
Of the houses sold this month, 10 broke the €300,000 barrier, with two of those exceeding €400,000, and another exceeding half a million.
The most expensive house in the county was sold in Killenard for €520,000.
Following that was a property in Fermoyle, Durrow for €420,000, and a property in De Vesci Hill, Abbeyleix, which went for €400,881.05
There were also three properties which sold for €360,000, with one in Maple Avenue, Foxburrow, Portlaoise, one in Triogue Manor, Portlaoise, and one in Dark Road, Delligabaun, Ballacolla.
These 10 houses represent 25% of the total houses sold, up from 15% of houses sold in February 2023 that exceeded the €300,000 barrier.
Overall, there was just under €11 million spent on houses this February – €18 million less than 2023.
The average price for a house in Laois was €239,000 for February, up from €234,000 the same month last year, representing a 1% increase year on year.
However, it falls €21,000 short of the average house price in January of this year.
There can be some anomalies in the figures on the Property Price Register but it is regarded as the most accurate barometer of activity on the residential property scene in Ireland.
