There were 56 residential properties sold in Laois in the first month of the year according to the Property Price Register, a significant decrease on the 2023 figure.
Last January saw 78 homes sold – 22 more than 2024.
Of the houses sold this year, 17 broke the €300,000 barrier, with two exceeding €400,000.
The most expensive property was a five-bedroom, four-bathroom, detached house in Kilminchy Avenue, Portlaoise, which sold for €485,000.
The other was a four-bedroom, four-bathroom property in De Vesci Hill, Abbeyleix, which went for €400,881.05.
Three other houses sold for figures exceeding €350,000, including a property at Sandy Lane, Mountmellick which went for €387,000.
€370,000 was the price for a house in Newpark, Portlaoise, while a house in Corrig, Stradbally sold for €360,000.
These 17 houses represent 30% of the total houses sold, down from 36% of houses sold in January 2023 that exceeded the €300,000 barrier.
In total, there was €14.5 million spent on houses in the County in the first month of the year, down from the €20 million spent in January 2023.
However, there has been a slight rise of 1% in the average cost of buying a home on the same period as last year, up from €257,500 in 2023 to €260,000 in 2024.
Just over 50% of all houses in the County were sold in Portlaoise with the majority of the others in Portarlington, Mountmellick, Graiguecullen, Abbeyleix and Stradbally.
There can be some anomalies in the figures on the Property Price Register but it is regarded as the most accurate barometer of activity on the residential property scene in Ireland.
