Plans have been lodged with Laois County Council to develop six apartments in a historic house and protected structure in Laois.
Zaibatsu Limited has sought planning permission to redevelop Newpark House, Portlaoise.
The project is to redevelop the 7 bedsits currently on-site into 6 apartments, consisting of four one-bedroom apartments; one three-bedroom apartments; and one studio apartment.
The plan is to include the addition of three private terrace areas and repairs to the external façade and roof.
The project is extensive and takes several other factors into consideration. These include removal of existing fire escape stairs from the 1st floor of Newpark House on side elevation.
Removal of a chimney from extension at rear and removal of window opes from side and rear elevations.
A bay window to the side of the house to be reinstated and new window and door opes to be provided on the side and rear elevations.
New vehicle & pedestrian entrance with electronic gates, & winged walls to match the existing stone wall, to be provided at Harper’s Lane.
New signage and new raised pedestrian crossing to be constructed on Harpurs Lane.
Provision of an internal road and footpath network including new pedestrian accesses to link the existing green area
Reconfigure the existing site layout, to provide 8 car parking spaces at the end of the existing Newpark Est. Road.
The provision of 18 car parking spaces including 1 disabled car parking space and 4 car parking spaces will be electric charging stations.
Provision of 2 bin shelter; 1 bike shelter catering for 24 bicycles a covered bike rack catering for 16 bicycles.
New cast iron railing on a rendered plinth wall with two pedestrian access gates to be placed on the boundary between Newpark Est and Newpark House, to encompass the existing house & two other apartment blocks owed by the applicant.
Amendments to the existing garden wall including the removal of part of the wall to allow for a pedestrian path and the removal of part of the wall to allow for vehicle access.
Demolition of an existing shed; works on an existing stone archway to be made safe; and all ancillary landscape works including public lighting, playground, planting, and boundary treatment.
