Matt Dunne & Associates RICS SCSI – the Portarlington based Auctioneers are putting 122 acres of a good arable farm at Newtown, Killeigh, Co. Offaly R35 CD51 to Auction on 13th June.
The Property
The farm is all in grass, has been mostly reseeded in recent years, with mature hedges, and enjoys extensive road frontage – ideal for a house subject to obtaining the necessary planning permission.
This farm was purchased “for Tax Reasons” by the current owners (a north Tipperary family) who sold development land in that area in 2016.
Having held ownership of the farm for the statutory 7-year period, they have now decided to sell on. The original owners of the land the Cleary family (Glenisk Dairies) adjacent to the farm have continued to lease it for the intervening 7 year period, and in total have farmed this holding since Mr Cleary senior first purchased it on 16th August 1928, almost 100 years ago.
The land is in great heart, with a good depth of soil and all in one division.
The Farmyard consists of 4 cubicle cattle sheds with capacity for 214 cattle, large silage slab and slurry storage tanks. A private well and electricity are on site.
The Farm is situated on the L2001 approximately 2 miles off the main Tullamore /Portarlington Road, the R420. Tullamore is just 9km from the holding, with Portlaoise 29km and Kildare 40km.
The Auctioneer Matt Dunne is guiding what he believes to be a very realistic reserve of €12,300 per acre. Hopefully that is enough to attract interest from outside the area.
The farm is ideal with its internal service road and farmyard for the dairy farmer, but this rich vein of land in this area will also suit tillage.
The Auction will take place at 3pm on Tuesday 13th June in The Bridge House Hotel Tullamore.
