Building a house is a dream that a lot of people aspire to – but it’s not always straight forward.
Having access to a site is the first thing and getting planning permission is another considerable challenge. And then of course there is the process of actually building it.
On Daft.ie at the moment, there are currently 30+ sites listed for sale around the county though so are for developments and not suitable for private one-off family homes.
We’ve had a look at what’s available – with a wide variance in terms of size, price and location.
Here we pick out five different sites – located in Ballyfin, Barrowhouse, Rathdowney, Emo and Killeshin.

Ross, Ballyfin
A large site of c.2.55 acres that is being sold “subject to planning permission.
The site is located close to the tranquil village of Ballyfin, Co. Laois yet only a 15 minute drive to Portaoise town and train station. Mains water connection available while ESB connection is in close proximity.

Carn, Emo
Though with a Portarlington address, this 0.5 acre site is just ten minutes from the towns of both Portarlington and Mountmellick but just a one-minute drive from Emo village, school and the renowned Emo Court.
Currently with no planning permission and sold subject to planning.

Springhill, Killeshin
One-acre site beside a public road overlooking Carlow town and with “magnificent panoramic views of the surrounding countryside” according to auctioneer Joe Coogan.
Is two miles from Killeshin school and community centre and five miles from Carlow town. Being sold subject to planning permission for one house.

Kyle, Rathdowney
A 0.75 acre site close to Rathdowney with mains water supply. Subject to planning permission.
Auctioneer William Mansfield says it has panoramic views of three counties and has a “beautiful southerly aspect”.

Dunbrin, Barrowhouse
A 1-acre site for sale by private treaty, subject to acquiring planning permission.
This site had been granted planning which has now lapsed. Auctioneer Michael Connaughton says “the site has excellent road frontage and is in a brilliant location” close to the town of Athy but also the rural community of Barrowhouse.
